We assess your lot, confirm what the zoning allows by right, and identify any variance requirements. You know the real baseline before spending on design.

Design and permits

Working with your architect or ours, construction drawings are produced and all permit applications are submitted and managed by GYRM.

Demolition and site prep

Existing structures are demolished. The site is cleared, graded, and prepared for new foundations.

Foundation to lock-up

Excavation, foundation, framing, sheathing, windows, and exterior cladding bring the home to weathertight. All required inspections are scheduled and managed.

Interior fit-out and occupancy

Mechanicals, insulation, drywall, finishes, and site grading are completed. Final inspections close all permits and the occupancy permit is issued.
