Your bungalow made sense when you moved in. One bedroom for each kid, a kitchen that worked, enough backyard to matter. Now the kids share a room, you work from the dining table, and every morning starts with someone waiting for the bathroom.
Moving sounds like the answer until you run the numbers. Real estate commissions, land transfer tax, legal fees. Then the premium you pay to buy something larger in a neighbourhood you know half as well. A second floor addition can help create more functional living space while allowing families to remain in the community they already call home.
A second floor addition keeps you on the street you chose, in the school district your kids are settled in, five minutes from the shops and parks you actually use.
A second floor addition can create additional bedrooms, bathrooms, office space, and improved functionality depending on the layout and goals of the project
East York bungalows sit on 25 to 35-foot lots, and in most cases the zoning supports an additional storey either by right or with a straightforward minor variance. We assess this for your specific property during the initial consultation at no charge.
GYRM manages the entire project under one contract: structural engineering, permit applications, framing, rough-ins, insulation, drywall, flooring, trim, and finishes. You deal with one point of contact. We deal with everyone else.
Why families in East York choose GYRM
Every second floor addition project is different depending on property conditions, structural requirements, permits, finishes, and overall scope.
GYRM Construction works with homeowners throughout East York and Toronto to help coordinate planning, approvals, and construction based on the specific goals of each project.
A consultation and site review help determine the most suitable approach for the property.
We visit your East York property, review your existing structure, and walk you through what is possible. No obligation. No fee.
A structural engineer reviews your foundation and main floor framing. Architectural drawings are produced and submitted for building permit approval.
We manage all submissions to the City of Toronto, including any Committee of Adjustment applications. We chase the permit. You do not have to.
The existing roof is removed. The new floor structure, exterior walls, and roof are framed. Rough electrical, plumbing, and HVAC are run and inspected. Exterior cladding is matched to your existing home.
Insulation, drywall, flooring, trim, fixtures, and paint are installed. We walk through every room with you before we hand over.
Project timelines vary depending on permits, structural requirements, project scope, and finishing selections. During the consultation process, GYRM Construction provides a timeline specific to the property and project goals.
Structural feasibility depends on the existing home, foundation, and project design. A site review and engineering assessment help determine project requirements.
Yes. Building permits, electrical permits, and plumbing permits are all managed by GYRM. We submit applications, respond to plan examiner comments, schedule all city inspections, and close all permits at project completion. You do not need to visit City Hall.
In most cases, yes for the majority of the project. The most disruptive phase is roof removal and framing, which takes 2 to 3 weeks. We install temporary weatherproofing immediately after roof removal. We discuss the specifics for your home before any work starts.
Not always. Many East York lots can be built on by right under existing RD and RS zoning. If your design requires a minor variance for height, setback, or floor space index we identify this early and build the timeline into the project plan from day one.
