The split-level was designed for a smaller family

North York split-levels and raised bungalows were built in the 1960s and 70s for single income families with two or three kids at most. The layouts are clever but tight - divided floors, low ceilings in some sections, kitchens tucked away from the living areas.

Many North York homes were originally designed for smaller families and older layouts. As living needs change, homeowners often look for ways to create more functional space without leaving the neighbourhood they already enjoy.
A second floor addition can help improve layout flexibility, increase living space, and modernize the home while remaining in an established community.

Adding a second floor keeps you in the school district, on the street, and in the city you already know. It is almost always the better financial decision.

What a North York second floor addition looks like

Many North York properties offer layouts that may support second floor addition opportunities depending on zoning, structural conditions, and project design.

A second floor addition may include additional bedrooms, bathrooms, office space, or expanded living areas depending on the goals of the project. Your main floor becomes what it should have been all along  living room, dining, kitchen, and nothing else.

GYRM handles everything under one contract. Structural engineering, permit submissions, framing, mechanical rough-ins, insulation, drywall, finishes. GYRM Construction focuses on organized project coordination and transparent communication throughout the construction process
